• No Change in status
• Hydrology study required funding in the amount of
$20K
• Palmer Divide did not participate
– Not of any use at local or state levels of government
– Study did not progress forward due to lack of funding
• Plan is to hold and monitor Black Forest Land Use
Committee way ahead
• Engaged Grant Langdon to purchase remaining water
rights
– Will not entertain sale
Flying Horse North Traffic Plan
• Currently Connaught Dr remains a Cul De Sac
• Traffic Plan does not change the easement
• Site plan does allow for use of the easement

Building Plan Submission
• As the board is the AC we discussed how we are going to address
building plan submissions
• Rewrite of the covenants not necessary for landowners to submit
plans
– However structures must be in compliance with current building
requirements as set forth in the C&R’s

The Board does not have to be in session to submit plans
The Board will try to get back to the landowner with in 10 days
The Board will give written reason for any disapproval
The Board will work with the landowner to get to approval
Covenants rewrite
• Board Of Director’s have an adjusted version
of the covenants for your review
• Read thoroughly and post critical non-concur
comments to the resolution matrix on the
web site
• The Board did not take a cookie cutter
approach to each lot
– Each lot possess a topography all it’s own
– Each house is a custom build
