Safer Renting
• Is an initiative sitting under Cambridge House Law Centre.
• It’s aim is to work in partnership with council enforcement
teams to identify tenants experiencing problems with rogue
landlords and provide advice and advocacy services.
• We currently work with Waltham Forest, Hounslow and
Croydon Councils.
• We aren’t reliant on legal aid because our funding model is
different, so we can help more people, more quickly

Invalid section 21 notices.
• Failure to follow deposit protection regulations.
• Under the new Act you have 30 days to protect and
to serve proscribed information.
• If you serve s21 before protection you have to give
deposit back to tenant before re-serving
• Now applies to tenancies going way back even before
deposit rules came into force in 2007

Invalid section 21 notices.
• Failure to have property licensed.
• You cant serve a s21 until the property is licensed.
• Possession orders can be set aside if no licence when
s21 was served.

• Failure to serve a gas safety certificate or EPC
• No certificates served on tenant, no s21.
• Again possession orders can be set aside if
already granted

• Must be served at start of tenancy
• Must be up to date one – currently the
February 2016 version

• The new form for s21 notices
• If not used then s21 will not be valid

• Retaliatory eviction.
• If tenant notifies landlord of disrepair then they have
14 days to respond to complaint.
• If they don’t & tenant complains to council and
environmental Health serve a relevant notice s21
cannot be served for 6 months

• S21 cannot be served during 1st four months of initial
tenancy
• S21 now only lasts for 6 months. If you haven't
started court action by that time you have to serve
again.
