NUMBER OF FLOORS: means the number of floors that are counted from the
vertical section of a building at a point where the building has the most floors.
BALCONY: means the passable projection area that is projected to the
external side of a floor of a building. In order to be a balcony, it should have at
least 2 sides free (not adjusted to walls of building) and has handrails. Balcony
communicates with the interior of the projected floor via window-door.
Balcony is used for sitting area and entertainment.
GROUND FLOOR: means the lowest floor of a building, at the same level with
ground. NOT basement.
TOTAL AREA MEASURES: means the area measures of a piece.
COVERED VERANDA: means covered passable area that is continuous with
ground floor or floor, with at least 1 free side and has handrails. Veranda
communicates with the interior of the projected floor via window-door and is
used for sitting area and entertainment.
HABITABLE ROOM: means the room that is constructed and formed to have a
use as a living room/space or bedroom. It could include working room.
Secondary spaces such as storage areas are excluded to this specification.
MEZZANINE: means any space that comes from horizontal separation within a
ground floor room. The access to it, is within the room and it could be for
secondary uses. Also mezzanine could projected beyond the ground floor room,
above a covered parking area. The total area measures of a mezzanine should
not be more than the room that has a mezzanine. (the balcony of a theatre or a
cinema is considered as mezzanine.)
BUILDING PLOT/GROUND: means a piece of land that came up after the land
separation by the Town Planning Organization and according to the law.
FLOOR: means the parts of a building after the building is divided horizontally to
different yet same levels.
COVER PERCENTAGES: means the total area measures of the real estate.
ATTIC: means closed area with limited area measures and is situated to the
upper part of a building and is covered by a tilted roof. Attic has as a floor, the
highest horizontal level of the building and as a roof, the highest roof of the
building. Attic has some conditions:
-The medium internal height doesn't pass the 1.85m and the top height doesn’t
pass the 2.40m.
-It has limited natural ventilation and light
-It goes harmonically with the rest of the building
-It has secondary use
CONTINUOUS GROUND: is the finishing/top/final level of the ground that is
attached with some elements of the building (such as the external walls and
uncovered verandas).
FORM FACTOR: means the total count of the covered area measures of the floor
or floors.
BASEMENT: means the lowest floor of the building, underneath the continuous
line of the ground.
SHADED/COVERED SPACE: means covered space which at least the half of it is
open to an outdoor area.
HEIGHT: the vertical distance that is counted from the down/lowest end of the
external walls (that are attached to the ground) until the upper part of the
upper foundation.
