How do I Value a building?
Measure the internal floor area of the
building, multiply by number of floors.
Multiply by local cost per meter2 for similar
type of buildings in the area.
Add a percentage for the clearance of debris
following a loss.
Add a percentage for professional fees and
building taxes. New builds attract VAT
Make sure the insured building value keeps
in line with inflation by applying an inflation
index factor to the building value each year.

• Duty holder must have an asbestos policy in
force
• Have a record, compiled by a "competent
person" of all materials known to contain, or
presumed to contain asbestos
• Should recognise that if disturbed or
damaged by maintenance work or accident,
that certain types of asbestos do present a
significant risk to health.

• Take reasonable steps to find out if there are
materials containing asbestos in non-domestic
premises, and if so, it’s amount, where it is and
what condition it is in;
• Presume materials contain asbestos unless there
is strong evidence that they do not;
• Make, and keep up-to-date, a record of the
location and condition of the asbestos
containing materials – or materials which are
presumed to contain asbestos;
• Assess the risk of anyone being exposed to fibres
from the materials identified.

• Prepare a plan that sets out in detail how the
risks from these materials will be managed;
• Take the necessary steps to put the plan into
action;
• Periodically review and monitor the plan and the
arrangements to act on it so that the plan
remains relevant and up-to-date; and
• Provide information on the location and
condition of the materials to anyone who is
liable to work on or disturb them.

WACO, Texas -- Funeral services are pending for a Texas pastor who was electrocuted in
front of his congregation Sunday morning while performing a baptism.
The Rev. Kyle Lake was standing in water up to his shoulders in the baptistry at University
Baptist Church in Waco when he grabbed a microphone and was electrocuted.
Jamie Dudley, who is married to one of the church's other pastors, said doctors attending
the service performed chest compressions on the 33-year-old minister until he was taken to
a Waco hospital and declared dead.
The woman that Lake was baptizing was unhurt, she said.
Dudley said Lake, who had a wife and three children, had been at the church for nine years,
the last seven as a pastor.
She said about 800 people attended the Sunday morning service, which was larger than
normal because it was homecoming weekend at nearby Baylor University.Copyright 2005

Baptistry Safety
• Electrical equipment and microphones connected
directly to mains electrical supply must not be used
in baptismal pool.
– Ensure electrical equipment cannot accidentally fall into
the pool
– Electrocution risk from appliances in changing area where
persons will be wet following baptism.
• Risk of slips, trips and falls to persons coming out of
the pool when very wet.
– Handrails to assist getting in and out of pool; required.
– Area around pool should have slip resistant finish.

• The Pastor is exposed to the risk of
bending, and to some extent lifting.
– Should receive some training in manual
handling techniques.
– May be necessary for 2 people to assist in
the baptism.
• Cleanliness and temperature of the
water needs to be considered.
– Tested for biological contamination such
as Legionella.

Typical Causes of Electrical Failure:
• Damaged insulation
• Inadequate systems of work
• Inadequate over current protection (fuses, circuit breakers)
• Inadequate earthing
• Carelessness and complacency
• Overheated apparatus
• Earth leakage
• Loose contacts & connectors
• Inadequate rating of circuit components
• Unprotected connectors
• Poor maintenance and testing.
Electricity at Work Regulations 1989
Duty holders responsible for buildings to ensure the safety of all
electrical systems:
• The Council for the Care of Churches recommends:
– Churches have electrical installations inspected and tested every 5
years.
– Carried out in accordance with IEE Regulations, Guidance Note #3,
and inspection certificate obtained in every case.
– The certificate kept with church records.
• Switchgear in the church labelled to show date of most recent
inspection and the date of the recommended future
inspection.
Fan Heaters
Fan heaters are a serious fire hazard, and it is strongly
recommended that alternative methods of heating are
adopted.
If fan heaters have to be used, they must be included in
a fire risk assessment.

Fire Extinguishers
• A reputable fire extinguisher
maintenance company must
maintain the extinguishers under
an annual maintenance contract.
• Fire extinguisher training should
be carried out.

First Aid Training in Churches
In light of the wide range of youth work at your
church, it is in your interests to ensure that
there is always someone present with a
recognised First Aid qualification.
