The project purpose
The project purpose is building unique
for St.-Petersburg a modern high-rise
building of business centre designed
and equipped according to
requirements of a class “A". After the
termination of building a premises will
be leased.
The project description
 The composition centre business is constructed on contrast of vertical
volume of the high-rise building which is built in between existing
horizontally extended buildings. Quantity of floors and height centre
business it is defined according to town-planning conditions of the site
allocated under building. After the termination of building the building will
be perspective accent of the New-Izmajlovsky prospectus, and the
Constitution area will get composite completeness. In the plan the building
has the form of a rectangle with slightly rounded parties of a facade and a
back part of a building. Overall dimensions – about 24 m х 42 m. Height of
a typical floor – 3,3 m, the first – 4,5 m, a cellar of 3,6 m. On height the
building is divided on 3 fire compartments divided by technical floors.
Bearing designs – a monolithic ferro-concrete skeleton and monolithic
ferro-concrete overlappings. All vertical communications are concentrated
in uniform knot in the building centre, being constructive kernel of rigidity.
Grid of columns – regular with step 6,0 on 6,0 m.
Continuation of the description of the
project
As the basic protecting and finishing material for facades it is used
тонированное the mirror tempered glass established from lateral aspect
of double-glazed windows. Double-glazed windows fasten to directing,
fixed for monolithic plates of overlappings. The building ground floor
where inputs and exits are concentrated, is provided to revet with a natural
stone. Into structure of premises of an under construction building enter: an entrance zone and premises of 1st floor; - premises for cafe and-or
restaurants on 2, 14, 27th floors; - office premises on 2-37 floors (floors 312, 15-25, 28-37 – typical); - the cellar, 13, 26, 38 floors are technical;
Typical floors are divided into office 4 blocks by the area nearby 200 м2. In
blocks possibility of a free lay-out of offices is provided. In each block there
is own bathroom and a small dining room. In the floor centre the isolated
premise without the windows, intended for evacuation in it people being
on a floor in case of a fire is provided. In a usual mode the given premises it
is planned to use as conference halls and meeting rooms. On floors 2, 14,
27 are on office 2 blocks and premises for cafe/restaurant the area 320 м2

"Frigate" - the proprietor of the ground area. (The design company
created for realisation of the project, activity besides the project
does not conduct) - the Customer of Joint-Stock Company "Bear" carries out functions of the customer; - the Gene. The designer of
Joint-Stock Company "Bear"; - the Gene. The contractor of Open
Company «Leader of SPb»; (the company works in the market since
90th years, has positive credit history, at the moment the gain about
100-150 million rbl. a month) As the basic subcontractors under the
project is planned to involve following companies: - Open Company
«New city» - monolithic works; Contractors on other kinds of works
are defined. The total cost of the project makes about 1,5 billion rbl.
