SUSTAINABILITY / GREEN BUILDING FAST FACTS
Steel is one of the most sustainable building materials in the world. The industry has embraced the common sense
approach that reducing its impact on the environment is not only the right thing to do, but it makes economic sense.
Since the early 1990s, the steel industry has reduced its energy use to produce a ton of steel by approximately 1/3.
More than 95% of the water used in the steel making process is recycled and returned - often cleaner than when it was
taken from the source.
Every piece of steel used in construction contains recycled content. Further, all steel can be recovered and recycled
again and again into new high quality products.
Steel is durable, safe, and strong. It is not susceptible to rot, termites, or mold. Steel used for framing will last from
hundreds to over a thousand years due to its zinc coating, a natural element. Steel structures require less material
(both reduced weight and reduced volume) to carry the same loads as concrete or masonry or wood structures.
Steel is dimensionally stable: it will not warp, split, or creep - making it durable and built to last. Don’t waste time me

Earthquakes are one of the most destructive forces in nature. In recorded history, single

Insulation Glass wool
Glass wool is a thermal insulation on that consists of intertwined and flexible glass fibers,
which causes it to "package“ air, resul in a low density that can be varied through compression
and binder content. It can be a loose fill material, blown into abcs, or together with an active
binder sprayed on the underside of structures, sheets and panels that can be used to insulate
flat surfaces such as cavity wall insulation, ceiling tiles, curtain walls as well as ducting .It is
also used for soundproofing.
Cavity Wall Insulation is one of the safest practices for wall insulation application. Twiga Insul
boards are placed in between the cavity of the wall leaves. The insulation remains isolated
from external and internal environment of the building.
Dry Wall Insulation helps a`ain acoustic privacy and fire rating. Twiga Insul slabs are to be
placed in the cavities of the grid structure for partitionwall. Both side of the grid is then
covered with OSB Boards and single or multiple layers of Gypsum.When it is applied for Prefab
structures the construction helps to provide thermal efficiency of the building, too..
Why we used steel ?
Steel is widely used in the construction of multi-storey buildings. However, steel construction
is seldom used and is traditionally considered uneconomical for landed properties. In many
parts of the world, timber or structural brickwork is preferred whereas in Singapore,
reinforced concrete construction is usually preferred for landed properties.
Over the years, various improved systems have been developed for use in landed
properties. An economical light gauge steel frame system is increasingly being used in
America, Europe, Australia and New Zealand. This light gauge steel frame is developed
through a cold-formed process without the use of heat. This process enables steel
manufacturers to produce light-weight but high tensile steel sheets.
The sheet surface is coated with a zinc alloy that completely covers the steel surface and
seals it from the corrosive action of its environment. This results in buildings that are more
solid, rigid, stronger, durable and easier to build.
As such, the light gauge steel frame system is an attractive alternative for use in landed
properties. This is particularly in view of concerns on the depletion of timber resources and
low productivities associated with reinforced concrete construction.
